Sage at East 49th is a secured rental residential development located in the Collingwood-Killarney neighbourhood of Vancouver in collaboration with Vertex Developments. Constructed of a below grade concrete and above grade wood-frame construction methodology the 60,000 sf development is composed of one five story building facing East 49th with a separate 3 storey townhouse block facing the lane. Together the buildings’ provide 84 units of secured rental residential housing. In addition, the development follows the City of Vancouver’s “Secured Rental Policy” supporting green building objectives and the development of near-zero emission buildings in Vancouver. As a result, green infrastructure strategies, including integrated rainwater management systems and detailed energy reporting on the buildings’ energy and emissions performance, as well as embodied carbon will be provided. The development’s design encompasses strategically placed fenestration with perforated solar shading panels juxtaposed against lightly coloured fibre cement shingles. Programmatically, the two buildings are linked with internal amenity spaces connecting East 49th with the interior courtyard, providing equitable access to light, ventilation, and views.
