Lonsdale Square Phase 2, 3 & 4

Lonsdale Square Phases 2, 3 and 4 is a full city block development in the Harry Jerome Neighbourhood Lands (HJNL) comprised of two concrete mixed-use towers (T1 of 26-storeys & T2 of 22-storeys), a 6-storey wood-framed residential building (M2) and a 6-storey office building (M1) proposed for the existing site of the Harry Jerome Community Centre (HJCC). All proposed buildings are situated to enhance the parks or streets they face onto – Crickmay Park and a new public park adjacent to Lonsdale Square to the west where an elevated public plaza transitions down with public seating and steps to meet the park, an institutional architectural expression of M1 to address 23rd Street E and the new HJCC building, a residential expression in M2 facing St-Georges Avenue and adjacent residential, and a generously set back T2 tower with a daycare at its base to address 22nd Street E. The proposal also includes extensive urban planning of the open space between the buildings to make meaningful outdoor gathering space with activated edges for the whole HJNL community including careful programming of the restaurants at the base of the towers and retail at the base of the office building while providing opportunities for circulation through the site north-south as well as east-west.
