1313 East Pender

The project was designed by TKA+D as a multi-tenant Office/Industrial development near the busy corner of Hastings and Clark Drive. The site was envisioned as a gateway of sorts, unofficially marking the northern limit of an fast and ever changing Clark Drive corridor. The project include two below grade levels of parking, light Industrial uses located at Level 1, 2 and 3, and Levels 4 and 5 are office space with a rooftop amenity area provided on level 4. Levels 4 and 5 will employ mass timber construction techniques (CLT panels and Glulams) to provide wide open office floorplates free of columns.

High quality, natural materials have been selected to make a statement on this highly visible property. Corten Steel panels wrap the building at street level in a nod to the Industrial history of the neighborhood. A deliberate juxtaposition of opaque and transparent forms were used to represent opposing uses within. Upper floors employ maximum amounts of glazing to capitalize on the views to the downtown and North Shore mountains. Multiple outdoor areas are provided on the upper floors to further take advantage of the views to the North Shore, and City centre.
