3475 East Hastings Street

3475 East Hastings is a proposed 19-storey mixed-use non-market housing development located in Vancouver’s Hastings-Sunrise neighbourhood. The project includes a four-storey podium with ground-level commercial space along East Hastings Street, a residential tower above, one level of underground parking, and shared indoor and outdoor amenity spaces.

The architectural expression was developed through cultural and design workshops, with themes of land, water, cedar, and community informing the preliminary design. The building is conceived as a textured vertical form, with a grounded podium and layered residential levels above. The south façade draws from the qualities of bark and forest layering, while supporting outdoor living and passive shading. The project is currently paused.
