The Sunset Industrial Centre in South Vancouver is a pioneering development that redefines the potential of light industrial spaces in urban environments. The Centre consists of two visually striking buildings uniquely connected by a vehicle and pedestrian bridge—an industry first. The simple use of two metal cladding types, recessed loading bays, and a rhythmic pattern of solid and glazed elements creates a carefully composed form that provides a cadence and human scale to the larger industrial scale buildings, while the development also recognises the importance of the SE Marine frontage, and incorporates a number of design features to enhance and provide a natural hierarchy to this elevation. The North façade is stepped to create a strong presence along SE Marine, while respecting and maintaining the required landscape set backSituated on a sloping site, the design takes full advantage of the topography to create 24 stacked industrial units across two levels, totaling 99,051 square feet. This compact yet spacious layout supports heavy-duty operations with floor loads up to 350 pounds per square foot and features high ceilings ranging from 22 to 25 feet, making the development ideal for modern industrial users.
