5th and Manitoba

The project was designed by TKA+D as a multi-tenant Office/Industrial development in the quickly changing neighborhood of Mount Pleasant. Project details include 3 below grade levels of parking, industrial spaces located on Level 1 and Level 2, with office space located on Level 3 and Level 4. Level 5 provides access to an impressive rooftop amenity space where occupants can enjoy spectacular views of the downtown and North Shore mountains.

The overall form and massing of the project is a deliberate response to anticipated uses. A refined use of cast in place concrete articulates the utilitarian nature of the Industrial uses at grade, with expansive glazing highlighting the change of use above. An illuminated bright white overhanging soffit along the Manitoba and West 5th avenue facades serve to break up the massing into a smaller, more human scale at street level. The Manitoba Street facade is articulated further by stepping the ground floor into three distinct parts. The result creates a plaza-like space that is further animated with the use of exterior Architectural lighting both at grade and on the building.
