Lonsdale Square M4

TKA+D was engaged by Darwin Properties in partnership with Minto Group to design a multi-family residential development within the City of North Vancouver’s Harry Jerome Neighborhood Lands (HJNL). The resulting 6-storey wood frame building offers 113 rental units and is designed to accommodate the retention of a ±100-year-old cedar tree that exists at the corner of the site. The ground floor of the building contains 6 commercial retail units totaling 757 m2 (8,158 SF), which front onto East 21st and the adjacent park help to enliven the street level. Below grade, the building has two storeys of underground parking, secure bicycle storage, and end-of-trip facilities.
The building design meets Step 3 of the BC Energy Step Code and incorporates a bioswale along the rear yard to absorb water on site. Rainfall from the roof and site is collected and directed into the bioswale, which effectively avoids discharge into the City’s stormwater system.
